Welcome to your furnished apartment, featuring a bedroom, living room, and kitchenette. The apartment has a private entrance with a Yale smart lock. It is available for rent to a single person only (no children or pets). Hot water and electricity is included in the rent (+ Wifi and Netflix), which is calculated for one occupant. This area falls within Zone 4, where utility costs are expensive.
GOOD COMMUNICATIONS:
Free parking is available in the driveway, and you have only 190 meters to the bus stop of the only express bus in town (line 5). This line runs to and from Västra Hamnen, passing Malmö Central Station along Amiralsgatan. Departures : every 7th minute daytime and every 20th minute evening/weekend. It runs until 1:30 PM on weekdays and 2:30 PM on Saturdays in both directions. Travel time to the train station: 30 minutes.

Total size is more than 100 sqm, but I listed it as 80 sqm in the ad as I excluded the big room with wardrobes between the front door and the living room. Ceiling height: 219 cm.
This is a rental unit within a house where I live alone. My 16-year-old son stays with me every other week (we are both quiet people). I divided the house into two sections back in 2020 as the space is larger than I need. I have adapted the house accordingly; the ceiling in your bedroom/living room has been fixed so sound passes through less than it normally does in a house.
ABOUT THE AREA:
I considered to sell the house to buy an apartment, but decided there is no point in moving as you here get the benefit of living in a calm area without high-rise buildings and still can get so easily into town with a bus that passes Folkets park next to Möllevången, Kungsgatan close to Triangeln, Gustav Adolfs torg and Malmö C next to Lilla torg to Västra hamnen. You will live next to a green area (Husie Mosse). There is a large shopping mall nearby (Jägersro Centrum), and if you enjoy working out, the city’s best-value gym—offering group classes like spinning and yoga—is just a five-minute walk away (an annual pass costs 2,300 SEK, 15 times at the gym cost 900 SEK). When jogging in the nearby green area, you’ll rarely encounter anyone other than a few local retirees walking their dogs.
HOUSE RULES:
A house-mate is wanted! I live too big as I own this house on my own. I therefore divided floors and you'll get your own bed- and living room, bathroom and kitchenette. Yale-lock with code to your front door.
To make it cosy, we cannot live as the other person doesn't exist. We show respect for the other person's privacy and consideration in the same way as if we shared an apartment, but at the same time have out own rooms and stuff + can take a coffee together in the garden room and you can grow vegetables.

- Area: Jägersro/Stenkällan in Malmö
- Very good communications. You'll live one minute from the last bus stop of express bus number 5. It goes every 7th to 20th minute until 01:30/02:30. Line 5 along Amiralsgatan—takes 30 minutes to Malmö C.

- I partitioned the floors by building a wall in front of the internal staircase with a sound-insulated wall and adding extra soundproofing to the ceiling.

- I use the washing machine/tumble dryer in your kitchenette once a week (two loads). I do not walk through your apartment to access it; I use the main entrance, and we will agree on a time beforehand.
